The contract |
| The terms and conditions set out in this section together with your booking confirmation comprise your agreement with Villagrande. You will be accepting these conditions on behalf of all members of your party and you must inform them of these. |

Booking and confirmation |
| You will receive an invoice and a booking confirmation a few days after you have booked the holiday accommodation of your choice. The invoice and booking confirmation will show the dates, price, number of persons and property description of the accommodation reserved for you. Any modifications will be confirmed in this document. It is therefore important to check this carefully as this forms the basis of our contract with you. A copy of the booking confirmation has to be signed and returned to Villagrande within 14 days. |

Prices and extra charges |
| Prices are quoted per accommodation per week (not per person) within the price period shown and are exclusive of our booking fee of € 25 which will be added to your invoice. Prices generally include power costs, final cleaning, bed linen and tourist tax unless indicated as an extra in the price list. Any other additional services, such as extra cleaning, firewood, etc are not included and have to be paid locally. |

Payment conditions |
| A deposit of 50% of the total rental is required within 8 days of the reservation by check or remittance to Villagrande. Payment of your deposit to Villagrande confirms your acceptance of the booking and these booking conditions come into effect. The balance is due no later than 8 weeks prior to the first rental period. A holiday voucher giving the holiday address and directions to the keyholder will be sent to you after receipt of the final balance. |

Arrival and departure |
| You should arrive between 16.00 and 19.00 hours on the day of commencement of your booking and vacate before 10.00 hours on the day of departure. You must telephone the keyholder if you are delayed. We cannot guarantee that keys may be collected outside of these times. If you are unable to take occupation on the day and time reserved due to delays, illness, personal reasons etc. no refund can be made. Similarly if you have to cut short your holiday no refund can be made for the days unused. |

Number of persons and pets |
| The number of people booked is the number that will be accommodated. If extra people arrive, they will not be accommodated unless there are extra beds, the owner agrees and the guests pay all extra costs on the spot. Pets are only allowed if you have informed us before and when mentioned in the booking confirmation. |

Cancellation by the client |
| All cancellations by the client are subject to a cancellation fee: |
| | * Cancellations received up to 84 days before the arrival date: 30% of the total rental. |
| | * Cancellations received 84 to 42 days before the arrival date: 50% of the total rental. |
| | * Cancellations received less than 42 days before the arrival date are non-refundable. |

Cancellation or alterations by Villagrande |
| It is unlikely we will have to make changes to your holiday. If we are forced to do so we will advise you at the earliest possible date and will offer you the option of accepting the change or another holiday of the same value (if available) or a full refund of all monies paid but no further compensation. |

Your liability |
| You have to pay a breakage deposit on arrival of approximately £150 (more can be requested for large or luxurious properties). This can be paid in cash or, in some cases, by credit card. Keys will not be handed over until the deposit has been paid. The deposit will be refunded on departure after deduction of any extra charges or breakages. You must take care of the property and contents and respect the local rules. If you break or damage anything in the holiday home you must advise the keyholder or local agent immediately. You and your party will be liable for any breakage or damage made and will have to pay for replacements or repairs. You must leave the house in good order and wash and put away all kitchen utensils before your departure. |

Complaints |
| If you should have a problem with your accommodation during your holiday you must inform the owner or local agent immediately who will endeavour to put things right. I the matter cannot be improved to your satisfaction you must contact Villagrande. If your complaint cannot be resolved locally, you can confirm your complaint in writing to Villagrande within 28 days of vacating the accommodation. It is therefore a condition of this contract that you communicate any problem to the owner or agent whilst in the resort. If you fail to follow this procedure we cannot accept responsibility as we have been deprived of the opportunity to investigate and rectify the problem. |

Our liability |
| Although we act only as an agent in booking your accommodation and any travel arrangements requested, we voluntarily accept the responsibilities set out below. We accept responsibility for ensuring the holiday which you book with us is supplied as confirmed and the services offered reach a reasonable standard. We cannot guarantee resort facilities will be open in the low season. Swimming pools are normally only open in the main season. If any part of your holiday is not provided as promised we will pay you appropriate compensation if this has affected the enjoyment of your holiday. In the case of holidays where accommodation and travel is arranged we accept responsibility for every service which we are contractually obliged to provide. We cannot accept responsibility for any break in services, such as gas, electricity and water, over which we have no direct control. In the event of death, bodily injury or illness we can only accept responsibility if the occurrence results from the negligent acts and/or omissions of our own agents or suppliers whilst acting in the course of their employment. Where legal action is contemplated our authority must be obtained prior to commencement of proceedings and be subject to your undertaking to assign any costs incurred or any benefits received under an appropriate insurance policy to ourselves. Our costs in respect of the above on behalf of you and your party shall not exceed the total rental price.
Swimming pools, children's play areas, sports facilities (e.g. tennis, football pitches, training facilities) can be dangerous if not used properly, so please take care, and ensure children are properly supervised |

Jurisdiction |
| This contract is governed by the law of the Netherlands and exclusive jurisdiction is conferred on the Dutch Courts. |
